Interior of a vacant house

Catch Squatters Early

On non-boarded properties, we conduct careful interior walkthroughs to confirm there are no unauthorized occupants before they can establish rights.

Why Monthly Inspections Are Non-Negotiable

A vacant property isn't just empty—it's a high-risk liability. In Philadelphia, the law is not on your side if you neglect it. Here’s what you're up against:

The Squatter's Rights Clock is Ticking

The longer an unauthorized person occupies your property, the harder and more expensive it is to remove them. They can begin to establish residency, turning a simple trespassing issue into a complex, months-long legal battle. A squatter can cost you tens of thousands in legal fees and lost time.

Our monthly inspections "catch them in time." We provide dated photographic evidence that the property is actively monitored, which is crucial for proving they are trespassers, not tenants with rights.

The High Cost of Inaction

One broken window or kicked-in door can lead to catastrophic damage. A small leak can turn into a full-blown mold infestation costing thousands to remediate. A single squatter can cause irreparable damage to plumbing, wiring, and fixtures.

Proactively boarding up and securing your property isn't an expense; it's the smartest financial decision you can make. It prevents immense future losses and is the first line of defense we check on every visit.

Subscription Terms and Conditions

This Service Agreement ("Agreement") is made between you ("Client") and S&N Property Management ("Company"). By completing the subscription payment, you acknowledge and agree to the following legally binding terms:

  1. Service Scope: The Company agrees to perform one (1) visual inspection per month for the property address provided by the Client during the Stripe checkout process. The inspection includes, but is not limited to, checking for signs of forced entry, vandalism, obvious exterior damage, and unauthorized occupancy. A digital report with time-stamped photographs will be emailed to the Client after each inspection.
  2. Subscription & Billing: This is a recurring monthly subscription. The Client's payment method will be charged automatically on the same day each month. The subscription will continue until cancelled by the Client as per the cancellation policy.
  3. Client Onboarding: Following a successful subscription payment, a representative from the Company will contact the Client within two (2) business days to confirm property details and the specific scope of inspection required (e.g., interior access, board-up checks).
  4. Right of Entry: The Client affirms that they are the legal owner of the property or have the legal authority to grant access. The Client hereby grants the Company and its authorized representatives a limited right of entry to the specified property for the sole purpose of conducting the scheduled monthly inspection.
  5. Cancellation Policy: The Client may cancel this subscription at any time. To prevent being charged for the subsequent month, cancellation requests must be submitted in writing via email to [email protected] or by phone call to our office. The request must be received at least one (1) full business day before the next scheduled billing date and before 5:00 PM Eastern Time.
  6. Refund Policy: The monthly service fee is for one complete inspection service. Once an inspection for a given billing cycle has been performed and the report has been sent, the fee for that month is considered earned and is strictly non-refundable. No partial refunds or credits will be issued for cancellations made after an inspection has been completed for the current billing period.
  7. Limitation of Liability & Disclaimer: This service is an inspection and reporting service only and is not a security service, insurance policy, or guarantee against loss. The Company is not a security firm. Our service is designed to be a deterrent and an early detection tool. The Company, its agents, and employees shall not be held liable for any theft, vandalism, damage, squatters, fines, or other losses that may occur at the property. The Client agrees that the Company's maximum liability for any claim arising from this Agreement is strictly limited to the amount of one (1) monthly subscription fee.
  8. Indemnification: The Client agrees to indemnify, defend, and hold harmless the Company, its owners, and employees from and against any and all claims, liabilities, damages, and expenses (including attorney's fees) arising from the Client's breach of this Agreement or in any way related to the condition of the property.
  9. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the Commonwealth of Pennsylvania.
